Building 1 & Building 2
Phinney Industrial Roofing was enlisted early in the design phase of Building 1 to work through constructability challenges. Although it looks like a simple installation, it was very complex. The roof deck was a post tensioned concrete slab with a thickened perimeter to allow for the overhang. This required installing tapered insulation to reverse the slope so that the water would flow over the crown of the concrete back into the field of the roof, rather than flowing to the perimeter edge. The roof was also designed with internal gutters and conventional roof drains. This required that the slope be reversed again at the uphill side of the gutters, thereby slowing the water and ensuring that it made it into the gutter without shooting over it. There was obvious concern for snow and ice on the roof, so we worked with a snow guard manufacturer to design a system to prevent this. The solution was to install structural angles and wood to withstand the potential load imposed on the snow guards. The terrace levels at 1 and 2 received waterproofing membrane and porcelain pavers on a tray system with ice melt below them.
Building 2 was a mirrored image of Building 1, without the terraces. This building was built at the height of the Covid-19 disruption, resulting in supply chain delays. Material deliveries were pushed back months, but Phinney Industrial Roofing was able to provide a temporary roof so that construction activities in the building could move forward.
