Phinney Industrial Roofing was contracted in the summer of 2023 to mitigate water issues with the existing roof coating system. The roof is approximately 220,000 square feet. Our scope included addressing unknown conditions of the existing deck fastening that could not be thoroughly evaluated due to the existing installed roof coating. To address the unknown condition, we were tasked with re-securing the entire steel decking system. We installed roughly 120,000 powder actuated fasteners into the steel structure to ensure the structural integrity of the roof substrate. Once the substrate had been inspected, we proceeded with the installation of the new EPDM roof system and ES-1 rate edge metals.
The required duration from notice to proceed through completion was limited due to the active events in the facility. There was a tremendous amount of coordination that was needed to navigate the logistics of the job to meet expectations. Multiple crews, cranes and equipment were required to run simultaneously at times to capitalize on open opportunities between events. Safety was also of the highest concern. The facility staff, patrons, and public were not impacted by the installation process. The newly installed roof system was inspected and warranted by the manufacturer with zero punch items.
